The world’s largest flexible workspace operator, IWG, had 4,974 centres and 1,127,000 rooms open at the end of June 2026, 16.8% more centres than a year earlier, and it signed another 728 centre deals in just six months (IWG, H1 2026 Results). The US alone counts 9,384 coworking spaces covering 166.36 million square feet, or 2.34% of the commercial real estate market (CoworkingCafe, U.S. Coworking Industry Report Q2 2026). Where operators publish occupancy, the numbers are high: 83% at mature Awfis centres and 87.5% at mature WeWork India centres in the June 2026 quarter. The flip side is office demand that companies still struggle to forecast, a theme that runs through our hybrid work mandate compliance statistics. We aggregated data from IWG, CoworkingCafe and Yardi Matrix, Deskmag, CBRE, WeWork, WeWork India, Awfis and Workspace Group, using annual reports, quarterly filings, SEC documents and operator surveys.
TL;DR
- IWG had 4,974 centres and 1,127,000 rooms open at June 30, 2026, up from 4,260 centres a year earlier (IWG, H1 2026 Results).
- IWG signed 728 new centre deals in H1 2026, 711 of them capital-light, and has 257,000 rooms signed but not yet open (IWG, H1 2026 Results).
- The US has 9,384 coworking spaces covering 166.36 million square feet, 2.34% of the commercial real estate market (CoworkingCafe, Q2 2026).
- The average US coworking space measures 17,728 square feet (CoworkingCafe, Q2 2026).
- The UK and Ireland have 4,698 flexible workspaces, 1,275 of them in Greater London (CoworkingCafe, UK and Ireland Q2 2026).
- Mature-centre occupancy reached 83% at Awfis and 87.5% at WeWork India in the June 2026 quarter (Awfis Q1 FY27; WeWork India Q1 FY27).
- German coworking spaces averaged 64% occupancy, above 70% in cities over 100,000 residents (Deskmag, Coworking Space Trends Germany 2025).
- WeWork India runs about 1,691 desks per centre (133,600 desks / 79 centres), versus about 227 rooms per IWG centre (WeWork India Q1 FY27; IWG H1 2026).
- The US median coworking membership costs 190 dollars a month and a day pass 31 dollars (CoworkingCafe, 2026 Coworking Price Report).
- 54% of coworking businesses worldwide were profitable and 18% reported losses (Deskmag, 2025 Global Coworking Space Trends).
- Most occupiers expect less than 25% of their office portfolio to be flex space (CBRE, 2025 Americas Office Occupier Sentiment Survey).
- Only 25% of companies use assigned seating exclusively, down from 40% in 2024 (CBRE, 2025 Americas Office Occupier Sentiment Survey).
1. Network Scale: How Big the Largest Flex Operators Have Become
The flex office market is now a franchising business as much as a real estate one. IWG opened 425 centres and signed 728 new centre deals in the first half of 2026, compared with 338 openings and 496 signings a year earlier (IWG, H1 2026 Results Announcement). Of those 728 signings, 711 were capital-light, meaning partners or landlords fund the fit-out while IWG brings the brand and the booking platform. The Managed and Franchised segment now produces 22% of system revenue and holds 32% of all open rooms, up from 18% and 25% a year earlier.
The growth is not a one-half spike. In full-year 2025 IWG recorded 1,132 centre signings and 782 openings, its highest-ever network growth, ending the year with 4,609 centres and 1,047,000 rooms (IWG, Preliminary Results 2025). The other global brands are an order of magnitude smaller: WeWork lists 600 locations and 500,000+ members in 35+ countries, and Industrious, now fully owned by CBRE, operates more than 250 locations in over 80 cities.

Context note: CBRE agreed to buy the remainder of Industrious for about 400 million dollars, implying an enterprise value of about 800 million dollars, after holding roughly a 40% stake (CBRE, Form 8-K Exhibit 99.1, January 14, 2025). Its later footprint comes from the CBRE Form 10-K for 2025. WeWork has been privately held since its 2024 restructuring and no longer files public results, so its company stats page (dated February 25, 2025) is the most recent available official figure.
2. Coworking Inventory: Where the Spaces Are in the US, UK and Ireland
Coworking keeps adding locations faster than it adds floor area, which means new spaces are smaller and more local. US coworking locations grew 2.7% in Q2 2026 to 9,384, while square footage grew only 1.5% to 166.36 million (CoworkingCafe, U.S. Coworking Industry Report Q2 2026). As a result the average space shrank from 17,945 to 17,728 square feet in a single quarter. Shared workspaces now account for 2.34% of the national commercial real estate market.
Location counts and floor area rank markets differently. Los Angeles leads on count with 349 spaces, followed by Chicago (346) and Dallas-Fort Worth (338), but Manhattan holds the largest footprint at 12.56 million square feet. Across the Atlantic, the UK and Ireland have 4,698 flexible workspaces, and Greater London alone holds 1,275 of them (CoworkingCafe, UK and Ireland Coworking Report Q2 2026).

| UK and Ireland flexible workspaces, July 2026 | 4,698 (UK 4,415, Ireland 283) | CoworkingCafe, UK and Ireland Q2 2026 |
| Top UK and Irish cities | Greater London 1,275, Dublin 129, Manchester 128 | CoworkingCafe, UK and Ireland Q2 2026 |
Context note: in the US, Regus is the largest single brand with 1,285 locations nationwide (1,031 in the top 50 markets), followed by HQ with 388 nationwide and Industrious with 190. In the UK, Regus leads with 238 locations, followed by Bruntwood (66), Fora (64) and Spaces (62). CoworkingCafe uses its own listings data, so its counts are not directly comparable with IWG’s company-reported centres. For context on the wider market these spaces sit in, the US office vacancy rate was 17.8% in August 2026, 90 basis points lower than a year earlier (CommercialCafe and Yardi Matrix, National Office Report, August 2026).
3. Occupancy Rates: What Share of Desks Are Actually Sold
Occupancy is the single number that separates a profitable flex centre from an expensive lease. WeWork India reported 84.9% occupancy across its portfolio and 87.5% at mature centres in the June 2026 quarter, an increase of 844 basis points year over year (WeWork India, Investor Overview Q1 FY2027). Awfis, India’s other listed operator, reported 83% at centres more than 12 months old and 76% overall (Awfis, Q1 FY27 press release). The gap between mature and overall occupancy (7 points at Awfis, 2.6 points at WeWork India) is the cost of new openings that are still filling up.
Independent operators run looser. Deskmag’s German survey put the national average at 64%, unchanged from the previous survey, but above 70% in cities with more than 100,000 residents, while Japanese spaces in major cities average around 70%. London flex landlord Workspace Group reported stabilised portfolio occupancy of 82.3% for its quarter to June 2026 (Workspace Group, First Quarter Business Update, July 15, 2026).
| Metric | Value | Source |
|---|---|---|
| WeWork India portfolio occupancy, Q1 FY27 | 84.9% (up 844 bps year over year) | WeWork India, Q1 FY2027 |
| WeWork India mature-centre occupancy | 87.5% | WeWork India, Q1 FY2027 |
| Awfis occupancy, centres older than 12 months | 83% | Awfis, Q1 FY27 press release (August 13, 2026) |
| Awfis overall portfolio occupancy | 76% | Awfis, Q1 FY27 press release (August 13, 2026) |
| Workspace Group stabilised / total portfolio occupancy | 82.3% (+0.6 pp) / 79.8% (+0.3 pp) | Workspace Group, Q1 Business Update 2026 |
| Germany coworking average occupancy | 64% (above 70% in cities over 100,000 residents) | Deskmag, Coworking Space Trends Germany 2025 |
| Japan major-city coworking occupancy | Around 70% | Deskmag, Coworking Space Trends Japan 2025 |
| IWG company-owned occupancy statement | Occupancy maintained while raising prices, RevPAR up 11% | IWG, H1 2026 Results |
Context note: IWG does not publish an occupancy percentage; its H1 2026 statement says occupancy levels were maintained while rates increased, and its 2025 results explain that price cuts in 2025 were made to drive long-term occupancy. Workspace Group’s figures cover 3.8 million sq ft at 50+ London locations used by nearly 4,000 businesses, so they measure let floor area, not individual desks. The two Deskmag studies are the Germany 2025 report and the Japan 2025 report.
4. Desks per Location and Space per Desk
No operator publishes a single “desks per location” figure, but the totals they disclose make the math straightforward, and the spread is enormous. WeWork India averages about 1,691 desks per centre (133,600 desk capacity / 79 centres), roughly seven times IWG’s average of about 227 rooms per centre (1,127,000 rooms / 4,974 centres) (WeWork India, Q1 FY2027; IWG, H1 2026 Results). The difference reflects two business models: large enterprise campuses in a few Indian cities against thousands of small suburban and regional centres.
IWG’s own split shows the same pattern inside one company. Company-owned centres average about 280 rooms (769,000 / 2,744), while its managed and franchised centres, many in smaller towns, average about 161 (358,000 / 2,230). IWG defines one room as 7 square metres of usable space, about 75 square feet. WeWork India’s operating area works out to about 68 square feet per desk (9.1 million sq ft / 133,600 desks).
| Metric | Value | Source |
|---|---|---|
| IWG rooms per centre, H1 2026 | About 227 (1,127,000 / 4,974) | IWG, H1 2026 Results |
| IWG company-owned vs managed and franchised rooms per centre | About 280 (769,000 / 2,744) vs about 161 (358,000 / 2,230) | IWG, H1 2026 Results |
| IWG definition of one room | 7 square metres of usable space | IWG, H1 2026 Results |
| Awfis seats per centre | About 677 (170,000 seats / 251 centres, 18 cities) | Awfis, Q1 FY27 press release |
| WeWork India desks per centre | About 1,691 (133,600 / 79 centres, 8 cities) | WeWork India, Q1 FY2027 |
| WeWork India members per centre | About 1,435 (113,400 members / 79) | WeWork India, Q1 FY2027 |
| WeWork India operating area per desk | About 68 sq ft (9.1 million sq ft / 133,600) | WeWork India, Q1 FY2027 |
| Average US coworking space size | 17,728 sq ft | CoworkingCafe, Q2 2026 |
Context note: all per-location figures are simple averages derived from the totals shown, and every operator counts capacity differently (rooms, seats, desks). IWG’s full-year 2025 figures give almost the same ratio, about 227 rooms per centre (1,047,000 / 4,609). Desk density is also a workplace design question; our open-plan office distraction and acoustics statistics cover what high density does to noise and focus.
5. Pricing, RevPAR and Revenue per Desk
Price is where flex operators have the most room to move, and 2026 data show them using it. IWG’s company-owned revenue per available room rose 11% to 407 dollars a month in H1 2026, after a 5% fall to 340 dollars in 2025 when the group cut prices to rebuild occupancy (IWG, H1 2026 Results; IWG, Preliminary Results 2025). In other words, the 2025 discounting bought the occupancy that 2026 is now monetizing.
US coworking is cheap per seat compared with a traditional lease, at least for individual members. The national median membership is 190 dollars a month, a day pass 31 dollars and a meeting room 45 dollars an hour (CoworkingCafe, 2026 Coworking Price Report). Anchorage is the most expensive membership market at 340 dollars, while five metros tie for the cheapest at 129 dollars.

|---|---|---|
| IWG company-owned RevPAR, H1 2026 | 407 dollars (up 11% from 367 dollars) | IWG, H1 2026 Results |
| IWG company-owned RevPAR, full-year 2025 | 340 dollars (down about 5% from 357 dollars) | IWG, Preliminary Results 2025 |
| IWG Managed and Franchised / Managed-only RevPAR, H1 2026 | 249 dollars / 164 dollars (232 dollars excluding 2025 openings) | IWG, H1 2026 Results |
| US median coworking membership / day pass | 190 dollars a month / 31 dollars | CoworkingCafe, 2026 Coworking Price Report |
| US median meeting room / virtual office | 45 dollars per hour / 179 dollars a month | CoworkingCafe, 2026 Coworking Price Report |
| Most / least expensive US membership markets | Anchorage 340 dollars / five metros at 129 dollars | CoworkingCafe, 2026 Coworking Price Report |
| Average revenue per desk, Germany | Around 365 euros (period not stated) | Deskmag, Coworking Space Trends Germany 2025 |
| Workspace Group rent per sq ft, stabilised / total | 46.87 pounds (+0.9%) / 42.73 pounds (+1.2%) | Workspace Group, Q1 Business Update 2026 |
Context note: CoworkingCafe publishes two different medians. Its Q2 2026 industry report gives 219 dollars for memberships, 34 dollars for day passes and 169 dollars for virtual offices, while its September 2026 price report gives 190, 31 and 179 dollars across 119 membership markets. The difference comes from the market sets and dates, so compare like with like. IWG RevPAR is a monthly average of system revenue per 7-square-metre room.
6. Profitability: Which Flex Models Make Money
Scale and location decide profitability more than brand. 54% of coworking businesses worldwide were profitable and 18% reported losses, and in cities with more than 1 million residents nearly two-thirds made money (Deskmag, 2025 Global Coworking Space Trends). In towns under 20,000 people only about one in five were profitable and about half broke even, which is the economic gap IWG’s franchise partners are now testing in suburbs and small towns.
The listed operators show what high occupancy is worth. Awfis earned a 38.2% EBITDA margin on 425 crore rupees of revenue in the June 2026 quarter, and WeWork India’s profit after tax rose 533.3% year over year to 53.2 crore rupees. IWG kept adjusted EBITDA roughly flat at 265 million dollars in H1 2026 while guiding to 585 to 625 million dollars for the full year.

| Coworking businesses profitable / reporting losses, worldwide | 54% / 18% | Deskmag, 2025 Global Coworking Space Trends |
| Profitable spaces in cities over 1 million / towns under 20,000 | Nearly two-thirds / about one in five | Deskmag, 2025 Global Coworking Space Trends |
| German coworking spaces profitable / breaking even / unprofitable | 29% / about 50% / 21% | Deskmag, Coworking Space Trends Germany 2025 |
| Japanese operators with significant profits, past 12 months | 42% | Deskmag, Coworking Space Trends Japan 2025 |
| Awfis revenue / EBITDA margin, Q1 FY27 | 425 crore rupees (+27%) / 38.2% | Awfis, Q1 FY27 press release |
| WeWork India revenue / EBITDA margin / PAT, Q1 FY27 | 698.0 crore rupees (+28.5%) / 19.8% / 53.2 crore rupees | WeWork India, Q1 FY2027 |
| IWG system-wide revenue / adjusted EBITDA, H1 2026 | 2.4 billion dollars (+11%) / 265 million dollars | IWG, H1 2026 Results |
| IWG full-year 2026 adjusted EBITDA guidance | 585 to 625 million dollars | IWG, H1 2026 Results |
Context note: Deskmag’s surveys are self-reported by operators and its pages do not state sample sizes. Its global findings date from May 2025 and are the most recent available survey of independent operators. In Germany, unprofitable spaces fell to 21% from nearly 40% in the previous two years. IWG’s full-year 2025 adjusted EBITDA was 531 million dollars, up 6%.
7. Occupier Demand: Who Rents Flex Space and How Much
Corporate occupiers treat flex as a buffer, not a replacement for leases. Most companies expect less than a quarter of their office portfolio to be flexible space, and among large organizations with more than 10,000 employees over half report less than 10% today (CBRE, 2025 Americas Office Occupier Sentiment Survey). The top motivations are financial: 60% of all respondents, and 72% of large companies, cite reducing capital expenditure, and 42% cite uncertain future demand.
That uncertainty is the demand story IWG pitches. Its H1 2026 results state that 60% of CEOs and CFOs believe the rise of AI has made it impossible to know how much office space they will need in two years, and its 2025 results put approximately 85% of the Fortune 500 among its customers. In India, Global Capability Centres are the growth engine: Awfis serves 100+ GCC clients contributing 24% of rental revenue. Companies that use flex mainly for team gatherings overlap with the trends in our virtual team retreat and offsite spend statistics.

Context note: CBRE’s survey, published August 11, 2025, also found that employers expect 3.2 office days a week on average while employees attend 2.9, and 73% of organizations say utilization is effectively at capacity on peak days. The move away from assigned seats is the same shift tracked in our desk booking and hot desking software statistics. The IWG 60% figure is the company’s citation of its own executive research and is reported here as stated.

- Data watch: Operators measure capacity in different units (IWG rooms of 7 square metres, Awfis seats, WeWork India desks), so per-location ratios compare business models, not identical products. Occupancy is published only by a few listed operators (Awfis, WeWork India, Workspace Group); IWG states occupancy qualitatively, and WeWork has published no occupancy since going private in 2024, so its February 2025 company stats are the most recent available official figures. CoworkingCafe’s Q2 2026 report and its September 2026 price report give different median prices (219 vs 190 dollars for memberships) because they cover different market sets and dates; its counts come from its own listings and differ from operator-reported totals. Deskmag’s 2025 surveys do not publish sample sizes, and its German revenue-per-desk figure does not state a period. The IWG IR site and Investegate index were partly script-rendered, so IWG figures were read from the RNS texts on Investegate. Global coworking-space counts and market-size forecasts from aggregators could not be traced to a primary dataset during research and were excluded, as were CBRE and JLL flex inventory reports whose pages could not be loaded.
